California Home Buyers Offer More for a Staged Home

April 20, 2015 By Ken Guthrie Leave a Comment

Here’s some documented evidence showing what home buyers are willing to offer on a home that is professionally staged. Up to 32% of buyers would offer 1% to 5% more for a home that is staged. On a $500,000 home, that could mean up to $25,000 more for the seller. Not only that, but up […]

No More Missing Vertical Blind Vanes!

February 24, 2015 By Ken Guthrie Leave a Comment

If you have vertical blinds in your home you’re familiar with this problem. First of all, you know that the individual hanging blinds are actually called vanes right? Well, they are. So back to the problem; one day I come home and find a vane on the floor. Or maybe a vane falls on the […]

Spring Gardening and What New Homeowners Do with Their Yard

February 17, 2015 By Ken Guthrie Leave a Comment

With the unseasonably warm weather, some homeowners thoughts are turning to Spring gardening. Depending on what you want to grow, it may still be too early to plant, but you can always get started on more hearty plants. Since gardening is one of the most popular hobbies in the U.S., folks of all ages enjoy spending time outdoors planting vegetables, flowers, […]

January 20, 2015 By Ken Guthrie 1 Comment

When it comes time to sell your home, there are certain safety guidelines that you should be aware of, not only for your own protection, but for the safety of prospective buyers, visitors, and your agent. Valuables – Take your keys, cash and credit cards with you when leaving the house. Medications – Remove prescriptions […]

Watch Those Watts!

November 28, 2014 By Ken Guthrie Leave a Comment

I recently saw the best example of why paying attention to what light bulbs you use could prevent your house from going up in smoke or worse. A tenant called and reported that he had smelled something burning when he was in the entryway of the house inside the front door. He thought the smell […]

Is Your Garage a Pathway For Burglars?

September 24, 2014 By Ken Guthrie Leave a Comment

I first heard about this technique of how burglars are breaking into houses at the beginning of 2009. I wrote an article for our newsletter about it at that time. Lately, though, I’ve heard about this happening again, so I thought I would put another warning out there. I’m talking about a technique burglars use for […]

Save Water and Money with a Hot Water Recirculating Pump

August 18, 2014 By Ken Guthrie Leave a Comment

Did you know there is something we do that can waste thousands of gallons of water a year? This happens over time as you turn on a hot water tap or shower or tub and wait for the hot water to get there. The water in the pipe between where it comes out and the […]

Things I Wish I Knew Before Buying My First Home 🤦 Things I Wish I Knew Before Buying My First Home 🤦🏼‍♀️
Buying your first home is exciting—but it can also be overwhelming if you're not prepared. Here are a few things I wish someone had told me before I bought my first place:
📋 Inspection contingencies are your safety net. They give you the chance to back out or negotiate if major issues come up during the home inspection. Never skip this step.
💰 Closing costs add up fast. Beyond your down payment, expect to pay 2–5% of the purchase price in fees like appraisals, title insurance, and lender charges. Budget for these early.
🏦 Rate shopping can save you thousands. Don't settle for the first mortgage offer. Compare rates from at least three lenders—even a small difference can mean big savings over time.
🏘️ Research the neighborhood, not just the house. Visit at different times of day, check school ratings, and explore local amenities. You're buying into a community, not just a property.
Every home-buying journey is unique, but being informed makes all the difference. If you're getting ready to buy, I'm here to help you navigate every step with confidence.
Let us know in the comments—what surprised you most about buying your first home?

Multigenerational living isn't a fallback anymore Multigenerational living isn't a fallback anymore — it's a deliberate strategy more families are choosing. 🏡⁣
⁣
According to NAR, 14% of recent buyers purchased a multigenerational home. These families aren't making the best of a bad situation — they're rethinking what "home" needs to do.⁣
⁣
Why families are choosing this path:⁣
• Shared costs make homeownership more accessible⁣
• Caregiving support for aging parents or young children⁣
• Remote work makes living near family more feasible⁣
• Daily support and shared routines that strengthen connections⁣
⁣
If this is something your family is considering, the key is getting the strategy right from the start — the right property, clear financial structure, and honest conversations before you sign.⁣
