Watch Those Watts!

November 28, 2014 By Ken Guthrie Leave a Comment

I recently saw the best example of why paying attention to what light bulbs you use could prevent your house from going up in smoke or worse. A tenant called and reported that he had smelled something burning when he was in the entryway of the house inside the front door. He thought the smell […]

Is Your Garage a Pathway For Burglars?

September 24, 2014 By Ken Guthrie Leave a Comment

I first heard about this technique of how burglars are breaking into houses at the beginning of 2009. I wrote an article for our newsletter about it at that time. Lately, though, I’ve heard about this happening again, so I thought I would put another warning out there. I’m talking about a technique burglars use for […]

Save Water and Money with a Hot Water Recirculating Pump

August 18, 2014 By Ken Guthrie Leave a Comment

Did you know there is something we do that can waste thousands of gallons of water a year? This happens over time as you turn on a hot water tap or shower or tub and wait for the hot water to get there. The water in the pipe between where it comes out and the […]

🏡 Good People, Great Homes!

It’s a Buyer-Friendly Market in Many Areas—Here’s It’s a Buyer-Friendly Market in Many Areas—Here’s What That Means for You 🏠
Good news for U.S. homebuyers: recent market data shows more listings hitting the market and homes taking a bit longer to sell in a lot of metros. That shifts a little more leverage back to buyers.
What does that mean for you?
🔹 More homes to pick from – you’re not limited to 2–3 options
🔹 Less buyer competition – fewer intense bidding wars in many areas
🔹 More negotiating power – you can ask for repairs, closing cost help, or better terms
Pro Tip: In a buyer-leaning market, don’t be afraid to negotiate. Sellers know buyers have options right now.

𝟐𝟎𝟐𝟔 𝐓𝐫𝐞𝐧𝐝 𝐀𝐥𝐞𝐫𝐭: Why 'Color-Drenching' and 'Bioph 𝟐𝟎𝟐𝟔 𝐓𝐫𝐞𝐧𝐝 𝐀𝐥𝐞𝐫𝐭: Why 'Color-Drenching' and 'Biophilic Design' are Replacing the All-White Kitchen 🎨The all-white kitchen? It's officially having a moment of rest. 🌿
According to the latest trend reports from Realtor.com, Redfin, and Houzz, two major design shifts are taking over in 2025: color-drenching (immersive, saturated color on walls, trim, and cabinetry) and biophilic design (bringing nature indoors).
Realtor.com's data shows biophilic/indoor-outdoor features surged 163% year-over-year, becoming the second-fastest growing home trend. Think large sliding glass doors, living walls, natural light, and materials that blur the line between inside and outside.
At the same time, buyers are gravitating toward warm, earthy tones—terracotta, sage, deep blues—and natural materials like wood, stone, and organic textures. The sterile, all-white aesthetic is giving way to spaces that feel grounded, calming, and connected to nature.
Why does this matter for sellers? Homes that incorporate natural elements and thoughtful color aren't just on-trend—they're emotionally resonant. Buyers want spaces that feel like a retreat, not a showroom. Even small updates like adding plants, swapping out hardware for warmer finishes, or painting an accent wall can make a big impact.
Bottom line: personality and nature are back in style.
