February 11, 2016 By Ken Guthrie Leave a Comment

It’s not an age-old tale, but rather a new-age trend. Is technology interfering with societies ability to connect, in real life, with other people and the community as a whole? Well, according to the California Association of Realtors and Pew Research, the majority of those who were interviewed said yes. Here is the question they […]

First-Time Home Buyers Tend To Finance

January 18, 2016 By Ken Guthrie Leave a Comment

That headline is not a big surprise at all. Of course, first-time home buyers tend to finance their home purchase! In fact, most buyers use bank financing to purchase a home, whether they’re first-time buyers or seasoned veterans. However, buyers purchasing their second or third home typically put a larger down-payment down. 14% is the […]

Foreign Buyers Impact California Real Estate Market

Impact of Foreign Buyers Changing I think everyone knows that foreign buyers have had a significant impact on the real estate market in California in the last few years. Being intimately involved in real estate sales, we have seen this first hand. A significant number of cash buyers in the real estate market will push […]

Home Improvements That Pay Off With Increased Home Value

December 14, 2015 By Ken Guthrie Leave a Comment

Most homeowners like to consider the value that home improvements add to their home before launching into big projects, additions or remodels, especially if they don’t plan to stay in the home for more than a few years or so. Luckily, we have a great resource showing the payoff of some popular home improvements. These […]

Housing Benefits for Our Nation’s Veterans

November 17, 2015 By Ken Guthrie Leave a Comment

This past Wednesday was Veteran’s Day, and in honor of our veterans and active duty military personnel, we’d like to share a little information about homeownership and our service members. The homeownership rate among veterans far outpaces that of civilians, according to Veterans United Home Loans. However, active duty military personnel often face challenges, due […]

Things I Wish I Knew Before Buying My First Home 🤦 Things I Wish I Knew Before Buying My First Home 🤦🏼‍♀️
Buying your first home is exciting—but it can also be overwhelming if you're not prepared. Here are a few things I wish someone had told me before I bought my first place:
📋 Inspection contingencies are your safety net. They give you the chance to back out or negotiate if major issues come up during the home inspection. Never skip this step.
💰 Closing costs add up fast. Beyond your down payment, expect to pay 2–5% of the purchase price in fees like appraisals, title insurance, and lender charges. Budget for these early.
🏦 Rate shopping can save you thousands. Don't settle for the first mortgage offer. Compare rates from at least three lenders—even a small difference can mean big savings over time.
🏘️ Research the neighborhood, not just the house. Visit at different times of day, check school ratings, and explore local amenities. You're buying into a community, not just a property.
Every home-buying journey is unique, but being informed makes all the difference. If you're getting ready to buy, I'm here to help you navigate every step with confidence.
Let us know in the comments—what surprised you most about buying your first home?

Multigenerational living isn't a fallback anymore Multigenerational living isn't a fallback anymore — it's a deliberate strategy more families are choosing. 🏡⁣
⁣
According to NAR, 14% of recent buyers purchased a multigenerational home. These families aren't making the best of a bad situation — they're rethinking what "home" needs to do.⁣
⁣
Why families are choosing this path:⁣
• Shared costs make homeownership more accessible⁣
• Caregiving support for aging parents or young children⁣
• Remote work makes living near family more feasible⁣
• Daily support and shared routines that strengthen connections⁣
⁣
If this is something your family is considering, the key is getting the strategy right from the start — the right property, clear financial structure, and honest conversations before you sign.⁣
